Inquiry on any properties

Once you select yhe type of investment you are interested in be it via via our website or social media platforms (Facebook or Instagram), one of our agents will get in touch with you to engage you further and enable you choose a desired project(s) that best suits your neeeds.

Catalogue

You will also get information about our other projects and answers to any questions or points of concern you might have.

Allocation Sheet

Once you make your selection, we will send you an updated subdivision map, commonly known as allocation sheet of the land, via our company mail; info@litalaproperties.co.ke or our WhatsApp number; +254 (0) 719 658 658

Site Visit & Plot Selection

There are two ways you can have a view of the plot while in the diaspora;

1. Physical

You can send a representative for a site visit; your representative has to be someone you trust.
We can also take you for a site visit once you get back into the country
Our site visits are free of charge. and can be done any day of the week from 9:00 am to 5:00 pm except Sundays

2. Virtual

If you need to get a virtual tour of the project, we organize for live video calls during our office working hours and show you the project at the convenience of your home
Video feeds and photos from all angles of the project can also be sent to you, detailing the projects and features as well as amenities around

Plot availability and Due Diligence

Once you or your representative(s) confirm everything including existence of the land, are satisfied and want to continue with the purchase, the company will request for the following identification documents to be sent via mail;

  • - Copy of National ID
  • - KRA PIN
  • - 3 Passport sized photos

Legal Documents

The following are the legal documents that follow after you make a selection of your desired plot/plots

Offer Letter

We send yout the offer letter indicating the Purchase Price of the plot, Bank Account Number, Terms and Conditions, and expected closing costs

Sale Agreement

Our company lawyer will prepare a sale agreement, which we will send to you in soft copy for filling and signing after verification that it agrees with what was stated

After verification, you begin making payments as agreed in the sale agreement to the company’s accounts using the agreed mode of payment.

Ownership Certificate

Upon copletion of payment, you and/or your appointed representative will be given an ownership certificate in both hardcopy and softcopy

Title Deed

The ownership certificate will be under your possession pending processing of the title deed, upon which you will be required to cover the costs for title transfer

We send all completion documents to the Land Registry for Title Transfer and Registration

After the above is completed, you will then be required to pick the title deed in person or send your representative to pick it on your behalf, with an authorization letter signed by an attorney. A soft copy of the title deed will also be sent to you via our company mail (info@litalaproperties.co.ke).

Due Diligence

We provide you with a copy of the Title Deed as well as the Mutation which you can use to conduct a search of the landat the Land's Registry through your contact/representative.

Making Payment

Payments towards your selected plot/plots can be done through bank transfer, cash deposit into our bank account, or through mobile money transfer

For any payment, we generate an official stamped receipt and send a oft copy to you, and file a hard copy for you as well

Payment can be done in two options;

Cash Payment

In this option, payment towards the project is done within 4 months (120 Days)

Installments (Lipa Pole Pole)

With this option, you make payment in installments for a maximum of 12 months with a minimum deposit fee of 30% and interest charged
